Crooked Birch House is a beautiful newly refurbished Georgian farmhouse situated on a working small holding in the Lakeland Fells only a few miles from the vibrant town of Ulverston and the stunning Coniston Water. With incredible mountain views, goats, pet Herdwick sheep and lambs, hens, ducks and free range pet turkeys, the property is a perfect holiday location for both adults and children. We also have a cottage within the grounds that sleeps 2 people and is wheelchair friendly.

Crooked Birch House is located within the small holding of Crooked Birch on Subberthwaite Common within the Lake District National Park. There are two neighbouring farms a few miles away from the property. The nearest shops are located 8 miles away in the Market Town of Ulverston . Ulverston is a pretty town with a huge range of independent shops, restaurants , cafes and pubs. Boasting a leisure and tennis centre, theatre and cinema there is always lots to do and entertainment on offer. The nearest supermarket, Booths, can be found just as you enter the town. There is also an Aldi and M&S Food store as well as a small Tesco.
Coniston is only 10 miles away with Bowness being only a 20 mile journey. The tourist resort of Ambleside is 18 miles away. The nearest beaches are in Bardsea which is only 10 miles from the house.
The small village of Greenodd is a 10 minute drive from the house and has an excellent bakery and cafe, an ice-cream parlour, fish and chip shop and butchers . Opposite there is a lawn tennis and croquet club, open to non-members.
You will need a car to get around although there is a train station in Ulverston which will take you to the quaint town of Grange Over Sands with its promenade and variety of traditional shops and eateries. You can also use the train to get into Lancaster if you want to explore our nearest city. Kendal town is only a 40 minute journey from the house.
Getting around by bike is also a great way of seeing the Lakes. Bikes can be stored securely in the Laundry and Bike Store located next to The Cottage.
The house is semi-detached and we live next door in the barn.
There is a private entrance to the property with a slate porch. There are a number of entry points to the house: the front door leading to the large living room/diner; a french door leading into the kitchen and another door from the back garden leading into the snug.
The living room /diner is a large, light, wooden panelled room painted in Farrow and Ball grey. It has a brand new wood burner, two large traditional sash windows and sliding oak doors to the kitchen. These can be opened if you want sociable cooking and dining with family and friends.
The flooring in the living room / diner is solid oak in a herringbone design and is a beautiful feature of the property. The large cranberry sofa and accompanying arm chairs are made by Laura Ashley, as are the solid wood and painted coffee table and dining furniture. There are three lighting zones , including spotlights and table lamps, all connected via wall switches so you can set the mood you require.
Leading off the Living room via a solid oak door is the hallway which has access to the snug and the downstairs cloakroom. The original staircase is made of traditional pitch pine and it has recently been restored to its former glory. There are two flights of stairs that lead to the bedrooms and family bathroom.
The kitchen is fitted with grey painted kitchen units, integral appliances and is finished off with a stunning solid oak work surface. There is a large window and french door looking out into the back garden.
The kitchen has a dishwasher, washing machine/dryer, fridge freezer, integrated microwave, double oven and nespresso coffee machine as well as an electric hob. The whole kitchen is brand new.
The snug is a great family room, having beautiful oak flooring and being decorated with Laura Ashley wallpaper, paint and curtains. There is a pretty daybed set up as a sofa, a large wall-mounted TV, occasional chair and large oak desk. It is the perfect place to work or a cosy den for the children.
A large window looks out into the back garden and there is also a french door.
There is a small library which includes children’s books and a basket of family games to keep everyone entertained.
Upstairs there are three large bedrooms. All bedrooms have been fitted with solid oak herringbone flooring and have lovely views out onto the mountains or garden. The main bedroom has a king sized bed and newly fitted en-suite with shower. The two large sash windows look out onto the grounds and mountains. The second bedroom also has a king sized bed and has fabulous views of the garden and fells. The third room is a twin and overlooks the private garden. All bedrooms have been decorated with Laura Ashley wallpaper and Farrow and Ball paint.
There is a large family bathroom with a free-standing bath and walk-in shower. It has been tiled with grey slate tiles and has a lovely window seat looking out into the woods at the back of the house. These woods are private and belong to the property.
Outside there is a private back garden with a grassed area and a gate into the private woods. There is a separate sitting area in the garden as well. The wood is a good size, is enclosed and is a great place for children to explore and build dens!
On the property we also have a herd of pet goats and Herdwick sheep. These are pets and they do enjoy human company so guests are very welcome to stroke the animals and help me to feed them. We also have a large pond for our ducks which is in a separate field so children should be supervised when visiting the chickens and the ducks.
We also have lots of chicks and ducklings during the spring and summer months.
As animals lovers, we have two of our own dogs and welcome 1 more well-behaved dog to the property. Dogs should be kept on a lead whilst walking around the property.
Although we live adjacent to The Cottage, access to the house is via a key safe and this information will be sent to you, along with directions and arrival/ departure instructions before your visit. I am always available to help and give any information guests need. A tasty welcome pack awaits you complete with local biscuits, coffee, tea, milk and coffee pods for the Nespresso machine. Guests are also welcome to a box of our very own free range eggs if the hens are laying!! We also have some ducks so you are very welcome to some duck eggs if you would prefer.
