Description
Before reading on please do take a moment to read the reviews which are all from people who have rented this villa in summer ‘25 or summer ‘26. If you do decide to book we’re quite sure you will be just as happy with your decision as they have been. This exceptional Andalusian villa is in a truly spectacular coastal setting at the end of a quiet cul de sac, on a plot of 2500m2 and with no immediate neighbours. It is hard to imagine a nicer location for those who like to be close to the sea. Looking east along the rocky coastline from inside and outside there are no other villas to be seen between Las Rocas and the historic castle dominating Salobreña in the distance. Looking west it’s much the same, just no castle!
Las Rocas is now back on the holiday rentals market having recently been the subject of a major renovation project. The owners have retained the old timber beams and high vaulted ceilings of the original traditional villa whilst adding much additional space and all mod cons in a sympathetic manner.
From the parking area at the end of the road there are a few steps up to the front entrance door. Within the spacious entrance hall is a door opening into the upstairs cloakroom with wc and another opening onto the front terrace area. Passing through the entrance hall the sitting room has fabulous views south to the sea and also, via a wide elliptical arch, great views through the kitchen/dining room along the coast to Salobreña castle. The kitchen dining/room itself has those same views but even more so and it’s not hard to imagine being in the dining room of a Mediterranean cruise ship when dining inside. The new kitchen has a Miele oven and microwave, Bora downdraft induction hob, a Liebherr fridge freezer and Miele self dosing dishwasher. Behind the kitchen is a utility room with a second Liebherr fridge freezer. Miele self dosing washing machine and Miele tumble drier. Drinking water is available in the kitchen via a reverse osmosis water purifier.
There’s an extensive wrap around terrace to the south and east of these principal living rooms which also extends further eastwards to the alfresco dining and outdoor kitchen / barbecue areas, just a few paces away from the main kitchen. The barbecue is a gas-fired "Outdoor Chef", and as well as cooking all the usual barbecue fare, the "Outdoor Chef" can produce excellent paella, stir fry, roast joints and even pizzas! If outdoor living in a special waterside location attracts you it would be hard to find a more appealing place to unwind and get away from the stresses of modern day living.
The bedrooms are on the lower floor approached via a curved staircase leading off the entrance hall. There are 4 bedrooms all with great sea views and each with it's own bathroom or shower room, 3 are ensuite and the 4th twin bedded room has a family bathroom directly alongside with bath and shower. The other 3 bedrooms have super king size double beds and by prior arrangement one of them can be arranged as a twin. All mattresses are very comfortable and all bedrooms have built in wardrobes. The bedrooms all have patio doors that open onto the pool terrace.
An external staircase connects the pool terrace with the upper terrace area by the kitchen and alfresco dining area. There’s a hot and cold outdoor shower by the pool, a fine place for that early morning shower whilst taking in those great sea views over the pool.
The pool itself is just wonderful, there can’t be many places where an infinity pool works so well and, just as a precaution, there’s an out of sight safety catcher below the infinity edge. The owners have young grandchildren! The pool has 3 generous steps for easy access providing a great spot to sit and relax taking in the fabulous views over the sea to Salobreña castle.
There are numerous open private terraces for sun lovers and, having lived in the south of Spain for many years, the owners have given much attention to providing shade for summer comfort. A covered wooden pergola gives shade over the alfresco dining area and another covers the outdoor lounging area. Three motorised sunshades, including a huge one by the pool, provide more protection from the summer sun whenever required. Inside there is air conditioning throughout. The large double-glazed windows all have a highly efficient selective coating to reflect the sun’s rays and the roofs all have double the amount of insulation that was recommended by the architect. Every effort has been made to make Las Rocas comfortable for summer living both inside and outside! And to help both the occupants and the environment further there are 25 pv solar panels and two 10Kwh batteries. The pool also has a decated solar heating system to warm the pool in winter.
Sometimes dolphins can be seen playing in the sea below. The water is usually clear and from the terraces, in calm conditions, it is possible to see the fish and other sea-life that inhabits this undisturbed underwater nature park. Occasionally, local fisherman do scramble along the rocks from further along the coast to fish for bass, bream, pargo and the many other fish that seem to like this particular spot.
Las Rocas is very well equipped for a self catering villa holiday as it is also the owners' fully equipped home for much of the year, not just another holiday villa. It’s a great place to relax and enjoy this fabulous location. No road traffic noise, just the sound of the waves and sea birds! Ideal for families wanting to get away from it all. But if you do still have to stay in contact with work or home then there is broadband wifi throughout the villa and for leisure a 65” LG oled smart TV to watch your favourite programs on.
Once you have had your fill of relaxing at home and perhaps fancy getting out and about a bit, Las Rocas is close enough to local beaches and local bars and seafood restaurants for you to enjoy a traffic free coastal walk to La Caleta,1.9kms (where the local bakery and a couple of bar/restaurants can be found ) or La Guardia, 2.4kms, (authentic local seafood restaurant by the beach) or even to the main beach of Salobreña, 3kms, where the excellent La Bahia restaurant can be found as well as many others. After a sumptuous lunch, if you don’t fancy the walk back, local taxis are very reasonable.
For anyone wanting to explore the local area further the owners have prepared a few inland car touring routes along quiet tarmacked roads into the foothills of the nearby Sierra Nevada, mainland Spain’s highest mountains. Known locally as La Alpujarras it’s the fascinating area where the Moors settled after they were kicked out of Granada by the Catholics in the late 16th century. Nowadays much still remains of the Moors’ industrious past including their ingenious system for distributing the snow melt water from the mountains throughout La Alpujarras via the “acequias” that are still today the life blood of the pretty villages there. Each tour includes a recommended lunch stop!
Salobreña and the rest of this coastal area has a true microclimate courtesy of the .nearby Sierra Nevada mountains. Known locally as the “Costa Tropical de Granada” it really is quite a lot cooler here in summer and the reverse in winter compared with the Costa del Sol just along the coast. The evidence can be seen in the fruits they grow here including chirimoya, avacados, papayas and mangos. Until a few years ago the coastal plain surrounding Salobreña was a mass of sugar cane with the last working sugar factory in nearby La Caleta. The owners of the sugar factory still produce rum at the nearby “Ron Bermudez” factory where they welcome visitors for tours and tastings!
Kindly note:
1) As Las Rocas is situated in a small, peaceful residential area where most of the owners are full time residents enjoying the quiet life, LAS ROCAS IS NOT SUITABLE FOR GROUPS OF YOUNG ADULTS LOOKING FOR A PARTY HOUSE!
2) Check in / check out day is usually Friday but we can sometimes be flexible.
About the owners: Mike and Margaret Lingwood have a long history of offering their family home in Salobreña for summer holiday rentals.. They moved to Salobreña in 1988 with their 3 young daughters, are now retired and have just this one villa where they live for much of the year. They have a campervan and spend the summers touring and visiting family and friends elsewhere and are happy to offer their home for others to enjoy while they are away. Upon their return they always think how lucky they were to have discovered Salobreña all those years ago.

A week of bliss
By Lina Vikström on 26-Jun-2026When we stepped into the front door of Las Rocas we immediately started planning our return 2027, even though our stay 2026 barely started. The modern and high-end feel, the spacious rooms, the kitchen, the alfresco dining, the pool - and above all, the spectacular views! This was a vacation that was all about the house. We didn’t really plan on exploring the area around. With two families, a total of 4 adults and 5 children, with different wants and needs, we planned to stay in and enjoy the house to the full. Some enjoyed the views through the huge windows, from the comfort of indoor AC, while others rotated the sunchairs for the best angle towards the sun all day, and some just didn’t get up from the pool except for food and sleep. We enjoyed the wireless speaker for some beach club music and dinner ambience music. As all the beautiful bedrooms have AC, we slept very well. There was also wardrobes to hang your clothes. We bought lots of groceries at nearby Carrefour, Lidl and Mercadona, for cooking in the beautiful kitchen and also barbecue in the outdoor kitchen. The extra fridge/freezer in the utility room was great for fruit and drinks. The filtered water in the tap was a great bonus. All the communication with the home-owners; Mike and Margaret, was a delight. As they were out of the country during our stay they also had some lovely friends nearby that helped out with the practicals. They all made us feel well looked after. They went above and beyond, and even put out some toys for our youngest to enjoy. A big thank you to Mike and Margaret for everything!
Incredible Two Week Holiday
By Dave Whitby on 03-Jul-2026I have just spent two amazing weeks at Las Rocas having an unforgettable holiday. The villa is exactly as photographed and actually bigger than expected. The fixtures, fittings and appliances are all of the highest quality and it felt like a real home from home, no compromises anywhere. The kitchen was very well equipped, no worries of any missing utensils here and the knives were very sharp. Beds were super comfy even for me who can never sleep properly away from my own bed. However, it is outside that you will spend most of your time and the villa excels. You appreciate the privacy immediately. The outdoor kitchen is functional and easy to use with incredible views over the sea. The terraces are all smooth under foot without getting too hot even in 40c temperatures. The pool is where you will spend most of the time, a lovely temperature and just a delight to sit and gaze down to the Med over the waterfall. I spent many hours just watching boats, kayaks and the odd jet ski pass. The highlight was being visited by two sunfish! Mike and Margaret were wonderfully easy to deal with and extremely conscientious. In summary I can say it was worth every penny, the memories will last forever. If you are thinking of booking, don't hesitate.
A Superb Villa - Top Class
By Garry Curtis on 19-Jun-2026Las Rocas is simply the best villa we have every stayed in, and we would recommend it wholeheartedly as the perfect base for a stay in Salobrena area. Everything you could need in a holiday villa is here and it all of it is of a top quality. We have never experienced a villa where the furniture, appliances, kitchen have been kitted out to such a high standard. There is no "rustic" mix and match or cutlery or plates at Las Rocas. Quality is everywhere you look in respect of this villa. The pool and terraces are amazing, especially the outside ktchen and dining areas. Again, fully kitted out to a verh high standard. Arranging the stay with Mike and Margaret was also a pleasure, no issues and very straightforward. The care they have taken with this villa is so evident. Our special thanks also to our local contacts Ian and Helene who help look after the villa for Mike and Margaret, as they could not have been more helpful during our stay. We loved this villa and we were all reluctant to leave at the end of our stay.
Las Rocas is an outstanding villa; a place that one does not wish to leave.
By Nick Lambert on 19-Sep-2025We have stayed in the properties of these owners on many occasions. Las Rocas is fabulous in every respect. We love it.
Simply outstanding
By The Kirk Clan on 27-Jul-2025We were so lucky to find Villa, Las Rocas and owners Margaret and Mike. Their patience and understanding during the booking process was so helpful and nothing seemed like too much bother, all very much appreciated. Finding the villa would be a challenge without Mikes perfect directions. We hired a car from Helle Hollis again recommended by Mike, first class hire service without the queues. The photos give you a feel for what to expect when you arrive at the villa but it's impossible to capture the pure magic of Las Rocas. M&M have thought through every little detail during the renovation and have created an absolute masterpiece in a stunning location, we loved it! I could list all that is fantastic about Las Rocas including bedrooms, bathrooms, utilities, views, space, facilities, equipment etc but in summary, we could not find fault or left wanting, PERFECTION! We loved the area of Salobrena and followed M&M recommendations of places to visit and restaurants, thank you Mike as none of your suggestions disappointed and made for a wonderful holiday. I could write for hours about our holiday and Villa, Las Rocas but I'll leave the rest for the next guests to discover. We can't recommend Las Rocas enough, a truly magical experience and a holiday we will never forget - Our sincere thanks to M&M and our local hosts, Ian and Helene x
Stunning
By Carpenter/Goble family on 11-Aug-2025We stayed here as a family of 9. We could not have asked for a more perfect place to stay. We had seen the pictures but even they could not do it justice. Stunning villa, stunning views. There was nothing the owners hadn’t thought of to make it the most perfect setting for a wonderful holiday. We didn’t want to leave and cannot wait to return.
