FIRST FLOOR -
1 TWIN or SUPER KING BEDROOM with AIRCON & two 90x200cm single beds (which are together, as in a hotel, so can be used as a 180cm / 6ft double bed). The windows have mosquito nets & roller shutters for a perfect blackout & there are French doors to the balcony terrace with a table, chairs & direct access to the roof terrace.This bedroom has a walk in shower with toilet, bidet and sink next to it.
1 KING BEDROOM with a very comfortable 160x200cm double bed & an ensuite shower room with sink and toilet. The bedroom has mosquito nets & roller shutters on the dual aspect windows for a perfect nights sleep.
LIVING ROOM - Comfortable 3 seater sofa & 2 armchairs, reversible Aircon, 5G SMART TV for Netflix & Youtube (movies, news, documentaries, music channels all via Netflix, Youtube & internet). Duel aspect windows with mosquito nets & roller shutters & views over Cumbre de Sol & the El Portet Valley.
SUN ROOM - a typical Spanish Naya with a table & 4 comfortable chairs, perfect for games or reading, with views over the garden. From here there is a spiral staircase to the roof terrace / SOLARIUM with stunning sea views towards Calpe, Benidorm & beyond. Outside lighting and power point.
SECOND FLOOR -
Large roof terrace / Solarium with lovely 360 degree views of the sea & Calpe Rock / Penon de Ifach, Moraira, El Portet, Teulada, countryside & the mountains. There are Easy chairs & tables making it your perfect Sundowner spot over looking the sea & the setting sun. You can also watch one of the many firework displays that they have in Moraira from this vantage point.
GARDEN -
Mature garden with lots of beautiful flowering plants & shrubs, fruit trees including Lemon, Plum & Pomegranate, a real lawn (not plastic) and a beautiful 35 year old Canary palm to provide dappled shade for your Spanish siesta.
POOL-
There is a south facing POOL with easy walk in steps, shallow & deep ends (1.1mtr-1.8mtr depth). LED underwater lighting which you can turn on as required. Tear drop shape pool maximum width 5 mtrs & length 9mts.
OUTSIDE SHOWER with hot & cold water (please use before swimming as suncream blocks the pool filtration system & will turn the water green). The shower is next to the BBQ area.
TERRACING -
Sunny & shaded seating areas with 6 SUNLOUNGERS & chairs. Large dining table & chairs.
SUMMERHOUSE -
A room providing a shaded comfortable seating area which overlooks the pool & garden. Outside lighting. There is a wooden trunk here which is full of pool & garden games & inflatables.
DEDICATED OFFICE -
An office which overlooks the garden and pool with its own 5G fibre, office chair and adjustable height desk.
AL FRESCO KITCHEN -
A gas Plancha & charcoal BBQ (charcoal BBQ’s are not permitted in Spain during July & August due to the fire risk). Built in seating area for 6 people. Outside lighting.
PARKING -
Parking area at the house for 2-3 cars. Covered shade for one vehicle. Dedicated EV charging point. The entrance gate to the property can be locked. Outside lighting. There is a security camera at the entrance gate.
Guest access
This is a private Villa rental & you have access to the whole house except the cellar & garage.
Other things to note
NO STEPS - For those who prefer a one level villa this is suitable as there are no steps between the car parking, & the front door. The kitchen, dining room, one double bedroom, a full bathroom and the utility room are on the ground floor. The car parking, garden & pool are on same level.

A great location & a perfect base.

It had absolutely everything we needed, was in a great location and was a perfect base for us. Thank you as well for being so helpful both before and during our stay. You made everything incredibly easy and straightforward for us, which we really appreciated. We’d definitely be interested in coming back again and potentially staying a little longer next time. By Mark on 08-Aug-2026We had a fantastic stay at Villa Xanthe and would definitely recommend it. The villa was exactly as described and had everything we needed for a really relaxing family holiday. The pool was lovely, rooms and bathrooms spacious and the air conditioning was amazing throughout the house. The location is excellent too. It’s in a lovely, peaceful private area but still only around a 10-minute walk into Moraira town for loads of lovely restaurants and the beaches, so we hardly needed to use the car. Xanthe was a fantastic host and very helpful, friendly and responsive throughout, and made everything really easy from start to finish. Overall, a great villa in a brilliant location and we would happily stay here again.

The house is lovely with plenty of charm and a great amount of space. The kitchen is well stocked with everything you would need to cook. Everything was clean and tidy with towels provided for both the shower and the pool. The outside space is a little oasis from the heat, with plenty of seating near the pool and a space to eat outdoors. The town itself is very close within walking distance, though the hills are steep. There are an abundance of restaurants and grocery stores very close. With your choice of beaches within minutes. Cannot say enough about the accommodations, our family is looking forward to returning.

By Katharine on 08-Jul-2026We loved our stay here. The villa is beautiful - the photos do not do it justice! So many seating areas and rooms (if you want some peace!) and everything is catered for. The pool was fab - perfect for family of five. Everything about the villa was perfect. Xanthe was helpful and very responsive. Walk in to Moraira took about 10 mins max - walk back to villa is uphill so factor that in. Would definitely come back

The rooms were comfortable, and the villa had everything provided for a relaxing holiday. The outdoor area, including the pool and garden, was perfect for spending quality time with family and friends. The location was excellent with convenient access to the beach and town. The walk to and from the town/beach is not far but is on a slight hill but we walked every day. I would highly recommend using the local supermarket who delivers, we had two whist there, it saved time on going shopping as well as getting it back to the villa. The host was very helpful from start to finish and gave recommendations for restaurants etc. We would highly recommend it to anyone looking for a peaceful and enjoyable getaway. Thank you x
