Description
Please contact us for last minute and low season deals.Sleeps 6 in a king and queen size bed, queen can split into 2 singles, further double, quality sofa bed in attic room. The king room is ensuite and the queen has the family bathroom adjacent to it.
In the top floor attic room, there are doors opening onto a balcony with seating where you can watch the sunset and the boats go by.
There is a laundry room on the first floor and an additional toilet on the ground floor. This has been adapted as a wet room for sandy toes and muddy paws.
A great place for family reunions, a quiet couples' retreat, romantic and scenic, the perfect place to unwind with views to ensure you have a peaceful stay. Two great pubs, cafes, shops all nearby.Garden and garden room for evening drinks to watch the river traffic and the sun setting.
The kitchen on the ground floor is fully equipped with utensils, induction hob, toaster, microwave, dishwasher, fridge and freezer. It is open plan with the dining and living room, which has a wood burner and smart TV with DVD player. Both the dining and garden table have space for up to 6. Our next door property sleeps 4 please check about hiring both.
The garden is to the side of the house along the path up some steps and has a gorgeous garden room, amazing views. NHS discount for low season stays.
Short breaks welcome outside high season. 1 small dog by arrangement, additional charge.
Parking is nearby in Dart Haven Car Park a short walk from the property and some street parking may also be available.Charges apply in the car parks at all times.

From the property, you can catch the ferry just five minutes' walk away to Dartmouth for restaurants, and both boutique and high-street shops such as Bert & Buoy, Jam Industries, Fat Face and Henri LLoyd. The ferry accommodates vehicles and passengers. From here you can visit Dartmouth castle, stunning Blackpool Sands and Slapton beach. A boat trip or the steam train will take you to Agatha Christie's Greenway, Totnes or Paignton. There are local shops and 2 great pubs serving food, plus a wine bar, coffee shops/cafe and even fish and chips in summer months.
You can also visit the quaint National Trust house Coleton Fishacre and do multiple coastal walks. There is opportunity to hire canoes or stand-up paddle boards on the river.
We also have superfast broadband and WiFi and linen is included, towels small extra charge.

Great stay
By Louise H on 28-Jun-2026We had a great stay at Morocco House. The most perfect setting for us as we had family in Dartmouth but work commitments in Paignton so great access for both. We happened to be there on the super hottest week of the year yet the house kept the heat out and it was cool to come home to and pleasant temperature for sleeping. Beautifully appointed with all mod cons and very comfortable. Great walks with the dogs on the doorstep. Recommend Ebb and Flow but pick your time as they get super popular for coffee and breakfast. We would definitely stay at Morocco House again. Thanks Wendy for looking after us.

Morocco House Kingswear
By Ann & Steve on 28-Mar-2026We have enjoyed a wonderful week at Morocco House this beautifully equipped property. It has the most amazing views over the river dart and is minutes away to get the ferry. The house is spacious and has absolutely everything one could need. The kitchen is a very good size unlike many open plan holiday homes. The bedrooms are also a generously sized with fitted wardrobes and chests of drawers and lovely views too. The top floor is superb with fully glazed doors that span the small balcony and magnificent views. The garden is around the side of the house up a few steps and not only does it have the fabulous view over the river but also a super summerhouse too. We have stayed in many holiday homes and this one is excellently equipped and done to a high standard. We have no hesitation in recommending it. There are steps down to the property from Beacon road to be aware of but we managed without any problems and we are both well past retirement age.

One of the best houses you can book in Kingswear
By Maciej on 28-Jul-2025Most amazing location we could wish for , overlooking the river straight from the window, everything at the door step basically, car park, ferry to Dartmouth, steam train to Paignton, dont have to even break a sweat it all there, house itself was a high quality decor , very comfortable high tier. And also there a little garden with tables for a evening glass of wine or so with the river view. Simply amazing and exceeded our expectations. 10 out of 10 for sure
