There is a bag of logs and BBQ fuel in the woodshed for the first light. The rear courtyard is a suntrap which offers additional privacy and storage for surfboards, bikes etc.

The large garden borders the tidal river which can flow over the lawn to a depth of over a meter during the highest tides in Spring and Autumn. This can provide a wonderful environment for wild swimming and canoeing, however it can also provides risks and for this reason, we cannot accept liability for any injuries or losses that occur outside of the main cottage building.
Unfortunately we do not accept pets at Mill Cottage and due to the potential risks of the river, we would suggest that it is only suitable for supervised children 12 years old or above. There is no smoking inside the cottage.

I didn't want to leave!
By Mary williams on 14-Aug-2026There is not a negative thing I could say about this beautiful place, from the second we arrived till the second we left we were 100% overjoyed. The property has been restored to a high standard with beautiful outdoor space. The kitchen had everything we needed for a family of 6 to eat in and to also BBQ. The washing machine and dishwasher was such an added bonus and really helped us relax more during our stay. All the rooms were spacious with plenty of storage in each. We enjoyed playing the games when we weren't sat by the river watching the Kingfishers fly up and down. We saw the otter, ducks, moorhens, deer, owls, squirrels, woodpeckers, fish and countless birds and bats it's truly the best place to relax and sit enjoying nature and only a 5 minute drive from Bideford. The outdoor space at the back of the property is lovely both the pond area and the decked area, we loved that it could be lit up from underneath showing the foundations of the original mill. It was a lovely place to sit and relax at night. Iain was great and answered any questions we had quickly too. We will be booking up again and will be recommending this cottage to anyone and everyone.
We could have stayed forever
By Fiona on 31-Aug-2026Wow what can we say. We could have stayed forever. What a beautiful property with its peaceful settings. The pictures don’t do it justice. We enjoyed the birds, water vole paid a visit when the water reached the garden wall at high tide. Everything was perfect. We had two teens with us they enjoyed the quietness and peace. Our son enjoyed the river at high tide. It was a perfect week. Thank you so much your property is just breathtaking and stunning
Excellent stay
By Graeme Hodge on 09-Aug-2026This is the third stay at this lovely house and garden surrounds with the River Yeo gently flowing past. The property is well equipped throughout, and has a sensible layout, (not quirky like some holiday homes!). It has pleanty of space, and very comfortable firm beds. The garden is a peaceful joy to sit in and watch the wildlife chase the high tide up the river when the tide comes in, every day we saw kingfishers chase the tide up and down. This property is unique as it easily caters for just two pwople staying without feeling too spacious, but can easily take six. It really feels like home! THere are pleanty of places of interest in the area to visit and enjoy to suite all ages. We will be returning next year as it is our favourite west country bolt hole! Highly recommend this property.
I didnt want to leave! Perfection!
By Holly Seddon on 01-Aug-2026Wr returned home yesterday from the most wonderful stay at Mill Cottage. From the moment you arrive you know you have come to somewhere special. The outside is so beautiful as you drive up. The gardens and outdoor space is kept to a high standard, and the decking area gives a luxury feel. The river and wildlife are breathtaking. The cottage itself is packed with everything you need, and much more! It was nice to stop in a holiday accommodation with a decent TV and wifi!! Beds comfortable, kitchen has everything you need for a self cattering holiday. Perfect view out of every single window (the built in bug screens are great!). We enjoyed our evenings sat by the river and even had a couple of fires in the fire pit (great for toasting marshmallows). Its so peaceful at night, just noises from different birds, including owls! We were even lucky enough to see the Kingfisher. Great location, near enough to the main road, without knowing youre near a main road! When it was time to leave our family all felt sad. We have had several friends and family asking for the details of this property after seeing pictures. We will 100% be returning (as soon as possible!!!). Thank you for sharing this beautiful property with us, it was perfect!
The Perfect Place l
By Suzi Sunshine on 02-Jul-2026We felt relaxed from the moment we arrived at this magical Mill by the river. So many outside seating areas to follow the sun around and nearly every night was a BBQ night to enjoy the nature in green surroundings and spot kingfishers. It's a great location to walk into Bideford along the Tarka Trail and well placed for a short drive to beautiful wooded coastal paths and the never-ending surf and sands of Westward Ho! It was really hard to leave, we'll definitely be back, the queen sized bed was huge and we slept really well.
A great place to stay
By Michael Brooker on 24-Jun-2026Last week of June 2026. As a retired couple we had a lovely 7 nights here. If you want privacy, peace & quiet, no neighbours, and a cottage in great shape this is the place. We are fussy, but did not have any complaints with this home. Everything we required was available and more. It is a great base to explore north Devon Thank you Iain and Alister, we were very impressed with your cottage. and will be back.
