Description
Full of character, on the edge of the woods at the end of a private lane, this beautiful three storey Victorian house nestles in the heart of the Wye Valley with stunning views over the wonderful River Wye and up to famous Yat Rock. The house easily accommodates 22 people and is perfect for family get-togethers, special occasions, celebrations, reunions and fun, activity-based holidays. The property combines genuine peace and quiet (apart from the sound of the river) and absolutely no traffic, with loads to do nearby and 3 excellent pub/restaurants within walking distance. It’s comfortable, totally safe for children and pets, has open fires, stunning views, and a hot tub.Hollytree House is a quirky Victorian Villa with accommodation arranged over three floors, and has everything you need to enjoy a comfortable break. The house is fully equipped to enable up to 22 people to eat, sleep, and dine in comfort. Two sitting rooms, both with fires and window seats and an adjacent snug means there’s room for separation when needed though everyone can eat together at one table in a wonderfully light room looking out to the terrace through the huge patio doors.
Each bedroom is unique, with most having large sunny windows and views out over the River Wye Rapids, six of which are en-suite (bath or shower). There is also a family sized bathroom, shower-room and downstairs cloakroom. There are five double bedrooms, one twin room and two family rooms (twin beds and one set of children’s bunk beds). There is also a sofa bed on the 2nd floor landing and two travel cots are available if required.
On site there’s a lawn out front overlooking the river, a large side patio with two barbecues, ample dining furniture for outdoor celebrations on the wooden decking and of course the covered hot tub sat high up in the garden on its own deck. On the patio there is a gas fired BBQ and there is plenty of seating on the patio and wooden decking to take full advantage of the glorious views.
Our rates include heating, electricity, water, bed linen, bath and hand towels, (but not hot tub towels – please bring your own) and cleaning upon check out. Our change-over days are Friday and Monday with check-in time from 4.00pm and check out time 10.00am unless by prior arrangement. Where possible we do our best to be flexible but it may not be possible on days when we have guests both checking in and checking out. Please remember that Hollytree is a non – smoking site.

By James M on 20-Jul-2026We had a delicious dinner at Ye Olde Ferrie Inn. We drive about 40 minutes over to Eywas Harold for The Viking Games and paintballing. Amazing location, super friendly staff and a great day out. We were all very happy with our stay!
Family Holiday
By Isobel G on 22-Aug-2026Ye Olde Ferrie Inn We enjoyed at trip to the indoor crazy golf, it suited all ages The teenagers loved the games room. Sky TV was appreciated for the European Athletics & a couple of films. We ate outside the whole time and enjoyed the big gas barbecue.

By Amanda H on 04-Nov-2025Reccommeds The Saracens Head Pub Enjoyed The Butterfly farm and Ross-on-Wye We were a party of 13 so there were a lot of choices of sleeping arrangements. Maybe the twin room on the 1st floor could be swapped for the double nextdoor so there was a double ensuite on the 1st floor. The kitchen served us very well with plenty of worktop space and cooking options.

By Theresa W on 16-Dec-2025Enyoyed Ye Old Ferrie Inn, Symonds Yat Plates and Shakers, Ross on Wye. We were only staying for a long weekend but we did have a long walk down by the river, crossed the footbridge and continued walking. The house was lovely. Rooms were all big. The kitchen was well stocked apart from teaspoons! The hot tub was great too. We did have a leak from the Family bathroom shower down to the doorway of the lounge (next to the dining room). I let our host know and we just avoided using it. We would definitely recommend this place.
