A beautifully interior designed Georgian townhouse with a large walled garden by the sea, sleeps 9, 6 adults, 2-3 children and infants, and dog and family friendly. Plenty of space for 2-3 families and friends and intergenerational groups to spread out, something for everyone! If its the dressing up box, doll or Wendy house, trampoline, or the whiskey room with piano, library and reading area with sea views or the large roll top antique tub with a glass of bubbles!
Location:
Overbury is brilliantly placed for discovering the Kent coast, countryside and some of the county’s loveliest attractions.
Hythe itself is made for exploring on foot. Stroll into the historic town centre for independent shops, cafés, pubs and restaurants, wander beside the beautiful Royal Military Canal, take a little rental boat or paddle board for the more adventurous or head down to the long pebble beach by foot and promenade.
Unique Activities:
Take a trip on the charming Romney, Hythe & Dymchurch Steam Train Railway, explore the atmospheric landscapes of Romney Marsh and Dungeness, or spend a day at Port Lympne Reserve zoo sand try their African Safari experiences, one of our favourite family days out. Pop into the magical Lympne Castle for a drink in their bar or meal at their relaxed restaurant for a real experience! The surrounding Kent Downs offer wonderful walking and cycling, while Folkestone’s Creative Quarter and Harbour Arm are an easy trip away.
For longer days out, the historic city of Canterbury, Dover and its famous White Cliffs, Dover Castle and also Deal, Rye and the beautiful Kent and East Sussex countryside are all within reach.
Overbury works particularly well for families because there is plenty to do without planning every day around the car – beach walks, the canal, biking along the many trails, playgrounds, cafés and the town are all close at hand.
Next door, overlooking Overbury is also the famous St Leonards 12th `century magnificent church featuring the UK’s largest Ossuary (bone & skull collection) in its crypt! Be charmed by its bell ringing on Thursdays and Sundays.
Layout:
Overbury is arranged over three floors and sleeps up to 6 adults plus children and infants.
On the ground floor is the main kitchen with Aga and breakfast table, leading through to the light-filled conservatory/summer kitchen and large dining area overlooking the garden, with a small electric range cooker, both kitchens featuring butler sinks and Perrin & Rowe or Devol brass taps & fixtures. There are two separate sitting rooms: a relaxed family room with Smart TV and wood-burning stove, with a large linen sofa with chaise and an elegant front sitting room with piano and workspace.
Theres an elegant little entrance porch for sitting quietly overlooking the garden with a book!
The bedrooms are arranged across the upper floors and include two comfortable double bedrooms, a King size room featuring an iron and brass Cornish Bed Company ‘Clifton’ and a children’s bunk room. There is a wooden crib and floor mattress for additional children/infants.
There are two bathing areas in total: on the first floor featuring one full bathroom with cast iron antique large roll top tub and brass taps, and an en-suite shower room on the second floor with church and sea views.
Garden:
Outside is our wonderful large, enclosed walled garden filled with wild flowers and trees and bushes – perfect for children, relaxed summer meals and four-legged guests. There is a Wendy house, sand pit, mud kitchen, trampoline and a large outdoor dining area with parasol, a second smaller breakfast area in the shade for hot days and a little coffee table and bench under our silk tassel with a water feature and wind chimes to soothe after a long day at the beach!
Overbury is equipped as a genuine family home rather than simply a holiday let.

Guests have a fully equipped kitchen with Aga, additional cooking facilities in the conservatory dining and summer kitchen room with a Stoves Richmond small electric range with myriad features, and generous dining spaces indoor and out; two separate sitting rooms; Smart TV; Wi-Fi; piano; wood-burning stove; open fireplace, laundry facilities; extra fridge/freezer in basement, and plenty of space for longer stays for families to spread out.
The large private walled garden has outdoor seating and dining space and is wonderful for families. Well-behaved dogs are welcome by prior arrangement.
Child Friendly:
Families with babies and younger children are especially welcome, and we can accommodate infants without charge. The house also offers flexible sleeping arrangements for larger family groups. We have sleeping spaces, a children’s playroom, play areas in the garden and child safety gates and child locked windows.
Parking:
A small garage is available nearby with off street parking outside it for one small car and there is free on-street parking in the surrounding area.

The house has been interior designed and features unique and high quality fixtures and fittings from Devol, Perrin & Rowe, Soho Home, Farrow & Ball, Fired Earth amongst others.

Our house manager prepares the house personally before each arrival and can welcome guests and help them settle in, we also offer a lock-box independent check-in for greater flexibility. Full arrival information is provided before your stay and onsite is a welcome file.
Where the booking calendar allows, we are always happy to consider earlier arrival or later departure where possible – just ask.
Overbury is wonderfully accessible while still feeling tucked away on the Kent coast.
Directions and Access:
From London: Hythe is easily reached via the M25 and M20, following the M20 towards Folkestone and leaving at Junction 11 for Hythe. The M20 provides the principal route from London through Kent towards Folkestone and the Channel coast.
Eurotunnel:
From France & continental Europe: LeShuttle (Eurotunnel) terminal at Folkestone is particularly convenient very close by, located just off M20 Junction 11A, making Overbury an excellent stop or holiday destination for guests travelling between the UK and continental Europe.
Dover Port:
Dover Ferry Port is also within easy reach via the A20/M20 corridor, providing regular ferry connections with France.
Train:
For guests arriving by train, Folkestone West and Folkestone Central offer high-speed rail connections with London St Pancras and are approximately 15 minutes away by car.
There is free on-street parking close to the house, together with use of an off street space in front of our private garage nearby.
Once here, you can largely forget the car: Hythe town centre, the Royal Military Canal, cafés, restaurants, steam railway and seafront are all within walking distance.
Please note that Overbury is a historic Georgian home arranged over three floors, with stairs between the principal living and sleeping areas.
Access is by either a personal check in with our house manager or an independent check in with lock box and key code, you will have a brief call with our house manager to explain the quirks of the house.
Payments and Deposit:
A 25% deposit is required to secure your booking, with the remaining balance payable 14 days before arrival.
Prices are based on up to 4 guests. Additional guests are charged at £20 per person, per night. Infants stay free of charge.
Well-behaved dogs are very welcome by prior arrangement, at £25 per dog, per stay.
A £140 cleaning and linen fee applies per stay.
For cancellations made more than 14 days before arrival, the deposit is refundable, less than 14 days we are happy to credit it towards a future stay, subject to availability. Cancellations within 14 days receive a 50% refund of the total booking price; cancellations within 5 days of arrival are non-refundable.
Payments can be made securely by bank transfer.
