This stunning converted barn offers generous, stylish group accommodation in Kent – designed with both comfort and character in mind. Its striking double-storey windows and traditional barn door shutters make for a dramatic welcome.Inside, a large open-plan kitchen, lounge and dining area forms the heart of the home. The showstopper is the 18-seat dining table set beneath a soaring ceiling, with picture windows framing wide views of the surrounding countryside. It’s a sociable, light-filled space that brings people together, whether you’re cooking, relaxing or celebrating.
While this luxury barn holiday rental is impressive in scale, it retains plenty of rustic charm – stone-flagged floors, warm woods and exposed beams all nod to the building’s heritage. Six ensuite bedrooms offer comfort and privacy for larger groups, while the cosy lounge area with its U-shaped sofa and flatscreen TV invites relaxed evenings in.
The well-equipped kitchen has everything you need for a seamless self-catering stay, including a large American-style fridge freezer and dishwasher.
Beyond the front door, guests can enjoy shared access to a games room and a two-acre dog exercise paddock*. A short walk away, The Ferry House offers award-winning dining and waterside views. Just a short stroll from the cottage, our 2AA Rosette restaurant, The Ferry House, serves breakfast, lunch and dinner with views over the Swale estuary. It’s dog-friendly, with private dining available for groups. Pre-booking is essential, as opening hours may vary due to private events.
In-cottage catering is also available, including heat-and-serve traybakes, grazing boards and brunch platters.
From April 2026, The Ferry House will open only for special dining events, with private dining and events, and in-cottage catering continuing.

Always a wonderful time at Mockett's Farm
By N5271YWpamelaf on 30-Jan-2025I stayed here recently with my family and our dogs - it was our first time staying here with all the family but it was me and my husbands 6 times staying! We stayed in the Saltings and the house is beautifully decorated and we loved the massive kitchen and dining table. We were lucky with good weather while we were there so we made good use of the long outdoor table. It was extremely peaceful being outside during the day and the location was perfect for bird-watching. Our only "complaints" would be that the stairgates they had on the stairs were not easy to use and there was no shade in the garden in the evening. We're already planning our stay for next year :)
Relaxing Family weekend
By Claire H on 04-Mar-2026Had a lovely weekend stay with family and friends. There was 11 of us and each bedroom was spacious and very comfortable. Kitchen had everything you would need. Very comfortable lounge area with plenty of seats! Lovely area to explore. Will definitely return!
A great stay
By Anneh317 on 13-May-2026We stayed in The Saltings - a beautiful, light, comfortable and spacious accommodation with plenty of room for the 9 of us. The children especially loved the 'bridge' to their bedrooms and viewing hares, marsh harriers, owls and red legged partridges in the fields behind. The kitchen was brilliant with everything we needed. The dining area was pretty special too with its amazing floor to ceiling windows. We ordered the in-house catering on 3 occasions - grazing table, tray bakes and brunch. Food arrived on time and was easy to reheat and put out and it was delicious - such a treat not to have to shop and prepare everything. The only access road is characterful but manageable and well worth the peaceful and quiet nature of this part of Sheppey. There was so much to see and look for on our daily walks and very few other people. A final mention must go to the staff who were always lovely, cheerful and so very helpful especially Ceri and co.
