What could guests do on holiday? Genuinely a lot for an inland village: walking and cycling in Charnwood Forest and the National Forest, deer-spotting and picnics at Bradgate Park, steam train rides on the Great Central Railway, race weekends at Donington Park, family days at Twycross Zoo and Conkers, and city trips to Leicester and Nottingham. It also works as a practical base — East Midlands Airport 15 minutes, Loughborough University 11 minutes, M1 on the doorstep.

Is there enough for a paragraph about the area? Easily. The strongest angle is Charnwood Forest itself — it's now a UNESCO-endorsed Geopark with some of the oldest fossils in England, ancient volcanic crags, priory ruins and heathland walks. Sample paragraph you're welcome to use:

Within walking distance? Shepshed town centre is roughly a 10–15 minute walk — pubs (the Railway Hotel is rated 4.9 on Tripadvisor), Indian restaurants, cafés, takeaways and convenience shops. Countryside footpaths start almost from the doorstep, with Grace Dieu Priory ruins and Cademan Wood walks about 30–40 minutes on foot (or 5 minutes by car), and Blackbrook Reservoir a similar stroll south. Best places to eat? The one thing every guest has to visit: Bradgate Park (15 minutes) — 850 acres of ancient deer park, the ruins of Lady Jane Grey's house, and the Old John folly with views over the whole county.

Worth a longer trip? The National Space Centre in Leicester (~30 min), King Richard III Visitor Centre and Leicester Cathedral (~30 min), Nottingham's castle, caves and Lace Market (~35 min), Twycross Zoo (~25 min), Conkers and the National Forest (~20 min), Calke Abbey (~25 min), Twinlakes theme park at Melton (~35 min), Alton Towers (~55 min), and the southern Peak District — Dovedale, Matlock, Chatsworth — from about an hour. Warwick Castle and Stratford-upon-Avon are also doable day trips at around an hour.

Outside, front. Detached red-brick bungalow on a quiet cul-de-sac, with a bay window to the front, a tarmac drive plus gravel hardstanding parking for 3 cars, timber fencing both sides, and a paved side path leading down to the entrance and rear garden.

Kitchen/diner (rear). A long, newly fitted galley kitchen in white gloss with wood-effect worktops, metro-tile splashback, built-in oven, hob and extractor, dishwasher, washing machine, microwave, toaster, coffee maker and kettle. It opens into a dining area under a skylight with a table seating six, and French doors out to the garden.

Living/garden room (rear extension). The showpiece room — a flat-roof extension with two rooflights, a full-height wood-slat feature wall, cream sofas around a coffee table, TV, and glazed bi-fold doors opening to the patio and lawn. It connects internally to the twin bedroom through glazed doors.

Bedroom 1 (double). Double bed with upholstered headboard against a vertical wood-slat feature wall, wall-mounted reading lights, bedside unit, freestanding white wardrobe and an armchair; window to the side/front. Off the hallway with sightline through to the kitchen/diner.

Bedroom 2 (double, front). Double bed set against a striking black-and-white chevron feature wall, with the front bay window, grey curtains, armchair, bedside tables and sockets/USB by the bed.

By car. We're tucked in a quiet cul-de-sac just off the A512, under 2 minutes from Junction 23 of the M1 — one of the easiest-to-find holiday lets in the Midlands. Free private parking for up to 3 cars on the driveway and hardstanding, so bring the whole convoy: race trailers, work vans and roof boxes all fit. (Sat nav: LE12 9JR — add your house number.)

By air. East Midlands Airport is 7 miles away, about a 15-minute drive — perfect for early flights, late arrivals, or collecting visiting family. Taxis from the airport typically take 15–20 minutes (worth quoting a rough fare if you know one).

By train. Loughborough station is around 5 miles (15 minutes by car), with direct East Midlands Railway services to London St Pancras in about 90 minutes, plus Leicester, Nottingham and Derby. Local buses run regularly between Loughborough and Shepshed if you're travelling without a car.

Getting around. A car is the easiest way to explore Charnwood Forest and the wider area, but Shepshed's shops, pubs and takeaways are a 10–15 minute walk, and countryside footpaths start almost from the doorstep.
