Description
This charming 3 bedroom property resides on a quiet road in Angmering-on-sea East Preston Is available to Non-smoking guests only. It’s close to the local shops and cafes and only 8 minutes walk from the beach. Also a 10 minute drive to the South Downs.The best value for money holiday home in the area

Redecorated in 2025. The kitchen is huge with dining for 6 and 4 seats at the breakfast bar. There is a utility room with dishwasher and washing machine. Wifi and surround sound tv and Bose sound bar in the lounge alongside the stunning electric fire. There’s also a downstairs loo. Beautiful back garden which is secure and has all the garden furniture you’ll need.
Dogs you are allowed in living areas only and not the Bedrooms and please ensure your humans stay you at all times whilst you are indoors.
There is an upstairs Master Bed (either a King Size or Twin can be configured) and Bath plus a Double with en-suite shower room. The downstairs single bedroom has the option to use an additional pullout with mattress and use of a sleeping bag or normal bedding as required.
The Property is a 8 minute walk from East Preston Beach and a 10 minute drive to the South Downs National Park.
There are local Tennis courts and a local cricket pitch. Bookings are normally Friday to Friday.
All bedding and towels are provided (1 hand and 1 bath). There’s a washing line, pegs. Washing up liquid, all linen for the kitchen diner are also included. Condiments, dishwasher tabs, Kitchen paper towels and loo rolls in each of the 3 bathrooms are all provided.
We also provide, tea, coffee, and pantry items to get you started.

Faultless apart from fox
By Kate B on 09-Aug-2026Absolutely fantastic stay in the beautiful and well appointed house.. Thoughtful additions, such as condiments, cling film, laundry powder and even a BBQ with charcoal, all added to the ease and enjoyment of the stay. Easy walk to shops and lovely beach. Communication was great from initial booking and throughout. Only word of warning, don't leave beach shoes by the front door overnight. A naughty local fox stole ours! We found parts of the pairs along the road and neighbours garden! 🤣

Lovely property, great location
By Mark and Zoe on 31-Jul-2026This is a really lovely property, very well equipped and in a good location, just a 10 minute walk to a nearby beach and a short drive from Littlehampton which is a lovely resort to visit. Also worth knowing is that parking was very easy in Littlehampton even though we were there the first week of August. It was spotlessley clean on arrivall, with a very helpful owner. The kitchen was well equipped and even had tea, coffee, some cake and a pint of milk left for our use. There is also plenty of thinks like cooking oil, baking paper, cling film and foil left for people to use. There is a long driveway for your car which is a plus, as many properties in the area have only on road paking. The beds are comfortable and the extra shower room was a big help with our family of four. Thank-you for a lovely week at your home.

A good place to stay.
By Gillian Jarrett on 28-Jun-2026The property was clean, comfortable and well equipped. A lovely surprise to have milk and welcome treats in the fridge. The garden was enclosed so perfect for our doggy friend and only a 10 minute walk to the beach. We enjoyed our stay and hope to return.

A real gem of a property
