Description

The Roost Retreat at Elm Tree Farm provides quiet, cosy and private annexe accommodation for one or two guests and is part of a former working farm. Secure off-road private parking, right next to the property. Full guest access to the front fully enclosed garden with outdoor seating, barbeque and a separate kitchenette with dining area. We live in the adjacent house as The Roost is annexed to it, so guests have us on-site if they need us for anything.

Living area/bedroom with a luxurious four-poster king-size bed and en-suite shower room with rain shower. Butler's Kitchen' with a mini-fridge, range of Ringtons teas and coffee, books, board games, full central heating, portable fan for those hot summer days.

There is fast WiFi and a Smart TV with streaming channels such as Netlix and IPlayer (must have own log-in details).

The little kitchenette has a two-seater dining table, iron and ironing board, microwave/grill, air fryer, single portable hot plate, toaster, coffee machine and pods, range of basic cooking utensils and fridge with ice compartment.

Outside you will find a charcoal fired barbeque, outdoor dining table and parasol, seating, outdoor crockery, wine glasses and alfresco utensils.

The fully enclosed large front garden with its mature trees, shrubs and menagerie of wild birds is exclusive for guests during their stay. The garden is fenced on one side and walled on the other and the driveway is gated. Dogs have a dog shade tent for hot days, dog bags, specific waste bin and an outside water tap.

We do not charge a deposit on reservation but please refer to our cancellation policy.

CANCELLATION POLICY
Changes and cancellations to bookings made up to 7 days prior to arrival are without charge. Full cost of the reservation will be taken 7 days before your arrival date. Bookings cancelled within the 7 days before your arrival date are non-refundable. If we are able to resell any cancelled nights in this period, then we will refund you any nights resold or alternatively we can issue an accommodation voucher to use against a future stay.

LOCALITY AND ATTRACTIONS
Leeming Bar is centrally located to visit a range of local attractions and walking areas. The Yorkshire Dales and North Yorkshire Moors National Parks are 30 minutes by car.

Leeming Bar is a working North Yorkshire village, home to the Wensleydale Heritage Railway, Masons of Yorkshire Gin Distillery, garden centre with a cafe and a large home decor store also with a cafe. It also has a good Co-op with a range of provisions and a cash machine. The Roost is a five minute drive from the Georgian market town of Bedale with its wide range of independent shops and cafes. There is a Michelin Guide restaurant which is one of the top restaurants in the area. Historic Town Walking Trail, Bedale Museum and Saturday large car boot sale. There is a swimming pool, sauna and gym facilities (Bedale Leisure Centre)

Local attractions include; Thorp Perrow Arboretum, Scorton Nature Reserve, Kiplin Hall and Gardens, Mount Grace Priory, Fountains Abbey, the market town of Northallerton with Bettys Tea Rooms and an enviable High Street with a family-run department store (Barkers) and a range of independent shops.

Lower and Upper Wensleydale are famous for a number of TV programmes and films including the 1970's TV series, James Herriot and Robin Hood; Prince of Thieves. The Yorkshire Dales National Park is a walkers' paradise with the Three Peaks and the beautiful North Yorkshire Moors and Yorkshire Coast, where both Heartbeat and Harry Potter were filmed in many parts of this area.

The Wensleydale Creamery, home to the famous original Wensleydale cheese is 40 minutes by car. The Wensleydale Heritage Railway run trains up to Leyburn 5 days per week with the starting and destination at Leeming Bar station and selected days to the restored Edwardian station of Scruton. The railway has Local History Interpreters giving visitors an insight into past times on how the railway operated in 19th and early 20th Century. The railway is well-known for the Polar Express Train Ride in the run up to Christmas and its various themed on-train dining such as the Wensleydale Fryer, Afternoon Tea trains, Gin Experiences, Driver Experiences, Diesel and Model Railway weekends.

Wensleydale Railway and Masons of Yorkshire Gin Distillery are all within walking distance of The Roost Retreat.

For foodies, the best place to eat locally (if you are feeling flush!) is the wonderful Hansom Restaurant in Bedale, listed in the Michelin Guide. Voted by Giles Coran, Food Writer for the Sunday Times as his favourite restaurant for 2025. Hansoms focuses on local produce to create a splendid range of inventive dishes, excellent wines and an exceptional dining experience. It comes highly on our recommended places to dine.

The closest eatery to The Roost is The Reubens, a minute walk and is dog friendly in the bar area. A very good menu which is good value and good food. Local speciality is the excellent Chicken Parmo! Another recommendation is the Wellington Heifer, 5 minute drive from The Roost, excellent food and lovely country pub with great atmosphere.

Best attractions: Fountains Abbey (15 miles), Kiplin Hall (7 miles), Aysgarth Falls (20 miles), Thorp Perrow Arboretum (3 miles), city of Ripon (10 miles), James Herriot Museum and Visitor Centre, Thirsk (12 miles), Wensleydale Creamery, Hawes (30 miles)

Every guest has to visit the lovely Mount Grace Priory, just outside Northallerton, lovely ruined abbey and stunning gardens. For foodies, Hansom Restaurant - it is a must visit, highly recommended.

Had a wonderful stay at the Roost, perfect for a couple, or a single person to stay. Very welcoming & had every need covered, we had a small dog stay with us & he loved it there, all the dogs needs were met & again, every thought was taken care of. Would definitely recommend to anyone looking for a snug place to stay. I have zero negatives to say, only positives to take away. Claire & Simon have put a lot of attention to detail & covered every angle of requirement

We had a wonderful second stay at the Roost Retreat. It’s extremely comfortable and very homely, but what make it exceptional is that Claire has thought of everything her guests might need for their comfort. It’s the best-equipped self-catering accommodation we’ve ever stayed in! Poppy our dog also had lots provided for her comfort. The weather was glorious and it was great to have a barbecue to use and an outdoor eating area. It was lovely to see Simon and Claire again: thank you so much!

A Short Summer Break

After staying at Simon and Claire's previous accommodation in Belford I knew what to expect! I was not disappointed as the Roost was perfect, with everything catered for in the lovely separate kitchen .unit. A well stocked Co-op is next door and the wonderful Wensleydale Railway is just across the road. To avoid parking there is a 30 minute 'bus service to Bedale and Northallerton. You will not risk being bored with the range of guides,books and maps to read.On my visit it was very hot breaking records, so the fan available was very welcome. The position at the entrance to Wensleydale means that it is easily accessed by road or public transport.

The Roost is the perfect place to stay! Impeccably laid out, Claire has thought of everything you could ever need.......... and more! It suited us as our daughter lives and works nearby and we came over from New Zealand to catch up with her. If you need a beautifully well kept, little home from home close to the Dales, this is for you........ Thank you Claire for sharing your home!

Just back from a 3 night stay at The Roost Retreat in Leeming Bar. This place is amazing - it is a wee home from home. Everything (and more) is catered for from the huge bath towels and robes in the bathroom to little touches of biscuits/brownies, tea bags, coffee, hot chocolate and homemade jam and marmalade. Umbrellas left in case of bad weather (thankfully not needed in our case), use of a barbecue and outdoor patio table and chairs - all lovely wee extras. Claire has left an extensive folder of useful information and places to visit and there are books and games provided too. We were in Leeming Bar to visit family and this place was just perfect. Bedroom, living area, kitchen area and bathroom - exactly like the photos provided. Kitchen is provided with all you need - from the appliances to crockery, cleaning materials and iron/ ironing board. Would recommend anyone to stay here and look forward to a return visit. Thank you Claire for your hospitality
