You pay NO BOOKING FEES when booked using this web-site and get free payment protection.

This private, peaceful self-catering chalet is in an elevated position capturing the sun all day. It has the most wonderful uninterupted views of the sea and sunsets which can be enjoyed from either inside or outside.
The private beach is a few minutes walk down the coast path.
The chalet is ideally situated if you want to walk the beautiful South West Coast path; explore Devon, Cornwall, Dartmoor or any other numerous local beaches / estuaries or just sit quietly and watch the changing moods of the sea.
The local beaches are ideal for swimming, snorkelling, fishing off the rocks, spear fishing or playing in the flat sand when the tide is out.
There is a small lawn and seating area at the front of the property and a large sunny private patio to the side. Outside tables, chairs and two sun loungers are provided.
The property has recently been decorated and freshly furnished to a very high standard, with a new shower room installed in January 2017. It has one double bedroom, with extra sleeping available on the white leather sofa that opens out as a sofa bed. This is more suitable for children and not adults.
Allocated parking [for one car] is approx. forty meters from the door. A gentle slope takes you to the door but there is one step at the doorway.
Bovisand Park is set in 27 acres to the east of Plymouth Sound. It is a privately owned park which leases the adjacent beaches from the Duchy of Cornwall...these beaches are dog free but the larger public beach to west of the park [but not in the park] isn't. The gates to the park are locked at night but a key will be provided. The S.W. coast path runs through the estate. The estate boundaries are encompassed by the sea to the south / south west and fields. The park is not a commercial holiday park but it does offer a small shop [for essentials] and a charming licensed restaurant / tea room which is open all year and will open for evening meals on some nights in the summer. Booking is recommended.
The village of Down Thomas provides a village store and an excellent pub for eating out. It is within walking distance but only for the fairly fit....a steady climb along a footpath from the western end of the park.

HOLIDAY PROPERTY BOOKING CONDITIONS
1. General
Mr NM Thomson and Mrs NK Thomson hereinafter referred to as the property ‘Owner’. The contract entered into is between the Owner of the holiday accommodation and the holidaymaker, hereinafter referred to as ‘the Guest’. The contract is not effective until the required payment has been received.
Nothing herein contained shall be deemed to create a legal demise or any greater interest than a license for the purpose only of a holiday on the terms herein provided.
Parties and loud music are not permitted.
2. Liability
The property owner does not accept liability for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the Guest or any other person may suffer or incur arising out of, or in any way connected with the occupation. In addition, the Owner accepts no liability for loss of or damage to the Guests personal possessions on the owners’ property or land.
The Owner accepts no responsibility for personal injury to, or death of, any Guests, or for other matters over which the owner has no control.
3. The Holiday
This agreement is made on the basis that the Property is to be occupied by the Guest for a holiday only, within the meaning of Schedule 1, Paragraph 9 of the Housing Act, 1988 and the Guests acknowledge that the license granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
4. Eligibility
Bookings cannot be accepted from persons under the age of 18 years. Any pets you intend to take with you should be declared at the time of booking and checked and authorised via the Owner.
5. Authority to Sign
The ‘Guest’ who completes the booking procedure, whether over the telephone, in writing or on line, is deemed the legal signatory. The Guest certifies that he/she is authorised to sign the Booking Form on behalf of all persons who will occupy the property during the period for which he/she has booked and that they, including those substituted or added at a later date, are aware of the Booking Conditions. A booking is confirmed by payment of deposit and constitutes acceptance of the booking conditions and the advertised/agreed price. The Owner reserves the right to decline any booking or to refuse to hand over a key to any person who is not considered suitable, or who has not complied with the booking conditions.
6. Occupancy
Rentals are for a maximum of 6 weeks and commence at 3.30 pm on the start day of the holiday. The property must be vacated by 10.00 am on the day of departure.
The number of persons occupying a property must not exceed the maximum stated in the current property description (babies who do not occupy a bed are not counted as a member of a party). Occupation of the property by more than the permitted number of Guests will be deemed a termination of the booking, resulting in forfeit of payments and vacation of the property.
7. Bookings & Deposits
A deposit of £100 for each week, [or part of week] of the holiday, (“Deposit”) must accompany the booking request. Any bookings made within 2 weeks of the start of the holiday will require full payment at the time of booking.
The Deposit, is non-refundable unless the Owner is unable to accept the booking.
A holiday booking is a legally binding contract and the Deposit paid upon booking is accepted in part payment for the holiday property. In the event of a cancellation for any reason, [refer to section 12] the Guest will become liable for the full cost of the holiday.
8. Damage to the Property
It is a requirement that the Guest has suitable holiday insurance in place to cover the stay in the property for the entire party, for any accidental damage to the property and its contents. By completing and paying for the booking the Guest confirms they have a policy that covers accidental damage to the booked holiday property and contents by any of the party.
The Guest is also responsible for informing the Owners of any breakages or damage to the property during their stay.
The property is thoroughly inspected by the Owner [or when necessary by other delegated adults] before and after, every new holiday occupancy, to ensure that it meets the high standards required. Any damage will be reported to the Owner. The guest also agrees to cover the cost of having the oven and hob professionally cleaned should the owner find it in an unreasonably dirty condition at the end of the holiday.
9. Final Payments
The balance of the booking is payable before the start of the holiday. If the balance is not received within 14 days of the holiday start date, the Owner reserves the right to cancel the booking as per the conditions for cancellation and re-let the property.
10. Non-availability of Property
In the event of the accommodation becoming unavailable such as fire or flooding, or any other reason beyond the control of the Owner, the Owner will endeavour to provide the Guest with suitable alternative accommodation of up to equal value, or will refund all monies paid, or a proportion in the case of curtailment, whereupon the Owners’ liability will cease.
11. Changing a Booking
The dates of a booking may only be changed within the same calendar year, and are subject to availability and the Owners’ agreement.
Any alterations to a booking by the Guest may be subject to an administration charge of £10.
12. Cancelling a Booking
A booking can only be cancelled prior to the start of the holiday. A Guest who wishes to cancel must inform the Owner by phone and email.
A booking can be cancelled within 24 hours of the booking being made and any deposit paid will be refunded. After this time, an administration fee of £25 will be made.
If the Guest cancels the booking within 4 weeks of the date of arrival, or fails to use the accommodation without cancelling the booking, the full rental costs shall be forfeited to the owner.
13. Methods of Payment
Payment can be made by bank transfer or cheque [or cash with prior arrangement].
No access codes will be given until full payment has been made and any cheques cleared.
14. Guest Obligations.
The guest agrees:
a. To take very good care of the Property and ensure that it is left clean and tidy. If the property is left in an unacceptable condition an extra cleaning charge will be levied.
b. To pay for any losses or damages to the Property, its fixtures, fittings and effects caused by the guest or a member of their party [excluding reasonable wear and tear].
c. To pay for electricity incurred during the holiday that the Owner believes to be the result of excessive, and unreasonable Guest use.
d. To permit the Owner [or other chosen person] access to the property if its deemed necessary.
e. To accept responsibility for the supervision of all children, babies, and any adults. The garden is not child friendly.
f. Not to cause a nuisance or annoyance to occupants of other chalets.
g.. Smoking is not permitted on the premises. If this is not complied with a cleaning charge will be made.
h. Candles are not to be used even if they are there in the chalet.
i. To pay a £25 charge in the event that the cleaner has to clear and pick up waste and rubbish, including cleaning up a disposable barbecue used by the guest.
15. Breach of Contract
If there is a breach of any of these conditions by the Guest or any of the party, the Owner reserves the right to re-enter the property and end the Holiday and ask the Guest and their party to leave immediately.
16. No pets permitted.
17. Linen
Towels are not provided. Bed linen and kitchen t-towels are provided. If guests have allergies to certain types of bedding they should bring their own.
18. External Activity
The owner accepts no liability for disturbances caused by wildlife, building activities or human activity in the vicinity or any noise from any source in the area.
19. Compensation
Complaints not reported during your stay will not be considered for compensation as the owner will not have been given the opportunity to remedy them.
Complaints that cannot be resolved during your stay will be fully reviewed with regard to the above information and considered with our reasonable good faith.
20. Separate Bovisand Park Rules.
Separate rules apply in Bovisand Park regarding noise, BBQ’s, motorbikes. See sheet provided in the chalet.
21. Any condition not understood.

We had a very relaxing week, the view is absolutely stunning and the Chalet perfectly equipped, great location for costal walks and empty beaches, perfect, we would highly recommend the Chalet to everyone, definitely be back. The local Mussel Inn restaurant had a good selection of gin and amazing Food Kim was very helpful and allowed us an extended few hours from check out, which meant more beach time.

Lovely place. The views are just great irrespective of the weather :) Kitchen is well equipped and enough heating to keep you warm. Please read the address instructions carefully before reaching, as there are two lanes with the same name "Bovisand lane", which may add 10 minutes more to your journey. Two things stand out about our stay on Bovisand Lane. First the setting is absolutely beautiful with a panoramic view of the bay and easy access to a lovely beach where one could spend much time beachcombing. Second is the difficulty in finding our way from the car rental office to the cottage. in fairness we neglected to click the web link to get directions (something that we urge others to do), but we still suggest caution to other future guests. The chalet itself offers a nice place to get away from it all, and enjoy a peaceful holiday. The kitchen though small is well equipped. The bed was a bit soft for our taste, as we prefer a firm mattress. Kim has provided ample games and books to while away the hours should the weather turn inclement. And there is a small cafe within a short walk of the front door. The beach lies down a stairway of moderate length, and we enjoyed watching the many surfers who frequented the sea just below the living room window. The chalet sits at the end of a row of chalets, so it enjoys a bit more privacy than it would have had it been in the middle of the row. The courtyard in particular would allow sunbathing completely shielded from outside eyes if the weather were cooperative. The chalet’s location also affords relatively easy access by car to many sights in the area, and there is an excellent pub (the Odd Wheel) with brilliant food a short drive away. Speaking of driving, one needs a car to stay at the chalet and one needs to be prepared to navigate some very narrow roads, some of which are truly single lane. We would have been lost without the aid of our GPS (sat nav) even though the system betrayed us at times like when we input “Bovisand” upon departing from the car rental office. We did not meet Kim who was away on a trip of her own when we stayed, but she did make herself available from afar. Jaime welcomed us and assisted us in a timely manner when we had difficulties.

Kim's place is situated in surely one of the most outstandingly beautiful places in the world. The beaches (of which there are more than one) are a simple short walk away, and at the right point completely private. The beaches are spotlessly clean, as is the whole holiday park. One of my favourite views in England - straight onto the sea. 3 beaches within a 10 minute walk, a cafe with sea views just round the corner, and long coastal walks in both directions. Location doesn't get much better than this. We had front row seats while we ate our breakfast watching the surfers enjoy some fantastic waves. Went for a beautiful walk along the south west coastal path (it's right on the coastal path), came back in time for a quick cold dip in the sea and then able to sit and watch the sun set over the water from the comfy sofa. Great local pub in Down Thomas (Mussel Inn) with great food. Despite the weather working against us all, Kim made every effort to give us advice on the snow in the area - and it turned out to be a wonderful break, if a little intrepid! Thanks again Kim, we will be back!

After a very hectic 2017, my husband and I wanted somewhere to welcome in the new year that was cosy and quiet, with a decent view from the window. The chalet gave us all those things in bucketloads! The view is absolutely sensational - especially in a storm! In the lead up to our stay Kim always responded quickly to messages and provided useful information, and her husband was waiting to let us in with a smile even though we arrived a little later than planned due to traffic. The chalet itself was spotless and provided eveything we needed for a comfortable stay. We braved the stormy conditions for a couple of lovely walks along the coast and a couple of pints in the nearby pub, but honestly we could have happily stayed inside the whole time. That view from the window just never gets old! Kim's chalet would be a wonderful place for a weekend away at any time of year, and I wouldn't hesitate to recommend it to anyone.

If you want to get away from it all then this is your destination. A little wooden chalet with uninterrupted views overlooking the sea and spectacular sunsets. The cabin is cosy and compact but equipped with all the home comforts you need with lots of outdoor seating and a secluded side patio area with gates which can be opened to get the view. I would highly recommend this to everyone.

Close to Plymouth for shops and restaurants and the walks are great, the costal walk heading towards Plymouth has breathtaking views and a coffee shop at the end. We enjoyed a wonderful stay in a very well equiped chalet in a lovely position. The views over the Sound & breakwater are ever changing in the Autumn light. The chalet itself was immaculate with all the services needed. It is excellent for interesting walks or drives to the Devon coast. We visited Buckland Abbey, home of Sir Francis Drake, almost seeing him sailing out of the Hoe to beat up the Spanish Armada! Also Dartmoor, Horrabridge airfiled tea rooms & Widdecombe.

Lovely chalet, great for watching the boats, relaxing, reading. Cliffedge cafe on next headland was very good. Ferry from Mount Batten to Barbican was a good way to visit Plymouth.

Spotless - very comfortable chalet with everything provided that you could possibly need.

The view from the chalet over Plymouth Sound was second to none - every day there was something different going on - made my day when I spotted the submarine - we spotted divers just below the chalet several days in a row and discovered that they had found cannonballs!!

Have stayed here before. Beautiful place that feels like home. I really can't fault anything and I'm very picky normally. I picked this over any abroad trip and don't regret it one bit. There's a reason why it's always booked !!

The views from the chalet are spectacular and neither words, nor pictures, can do them justice. The chalet itself is lovely. It is clean, tidy and very comfortable. Kim was there to meet us when we arrived and made us feel very welcome. There is plenty to do within reasonable travelling distance and I would definitely stay here again in the future.

What I loved about this chalet was the position, it is on the end so it gives you privacy to have a good sunbath!
The chalet itself had everything we wanted and needed, and was a home from home.
The view is breath-taking!
You have the best of both worlds, you don't have to use your car, costal walks provide stunning views, 2 pubs are within
walking distance and both provide good meals and real ale.
Longer coastal walks mean you are able to catch the ferry from Mount Batten to the Barbican in Plymouth or the other way to Wembury.
If you fancy a drive it is a short drive into Cornwall, Dartmoor and easy to explore Devon.
The whole park is very quite in the evenings so perfect for watching the sun go down with a pint.
Will defiantly be going again..

This chalet is everything it promises to be and more. The views are truly spectacular and there are so many walks and beaches nearby to keep you busy for a month! A great location with lots to do on your doorstep or a short drive away. The chalet is very comfy and clean with all the necessary fittings to make you feel at home. Wonderful welcome and service from Kim who was helpful and friendly from the moment we booked. We had a wonderful week and hope to go back for more!

What a fantastic time we had. The chalet (no35) was just amazing. Everything we wanted or needed. Views were stunning. So much to see and watch.
The decor was lovely the bed so comfortable. The little courtyard was a true sun trap.
Will definitely return and would highly recommend it to anybody.

just had 9 wonderfull days at bovisand. on arriveing at the park the views hit you straight away. and as you park the car evan better. the chalet itself is perfect with everything you need very clean and cosey. but really its all about the views. you just cant take your eyes off whats in front of you. so much going on whatching the ships/ boats/seajets ect ect.and the weather was a real bonus blanket sun am to pm and sunsets were outstanding thanks to kim/nick for letting us stay .would we come back again, you bet bernard /patricia 29 may to 7 jun

Chalet was very welcoming, bright and airy, lovely bed and amazing views
The location to coastal path couldn't be closer
Also, easy to get to city on a ferry from certain points.
I imagine in the summer, with the outside seating it will be even more perfect.
Side area contained so our little, well behaved border terrier could have a run around space too - though she loved the sea more !!!
Host was great with communication and meeting to provide access
Absolutely perfect !
Will definitely be back, as we were so relaxed as soon as we got there.

The chalet is in a stunning location and has access to lovely private beaches. It is tastefully and simply furnished. It is also very quiet which is most welcome- though I was relieved that the adjoining chalet was empty as our boys were noisy! A great place to stay with the most wonderful view! Lovely walks along the coastal path right on your door step.

Kim gave us a very warm welcome at the chalet and was available throughout our stay. The chalet is beautifully presented and has clearly been carefully looked after. The chalet itself is such a relaxing place, particularly with the light colours and decor. The photos, although very nice, don't do the chalet or the views justice.
The location is truly breathtaking with incredible views across Plymouth sound and Cornwall.
We had a lovely time and will not hesitate to rebook, but hopefully without our 2 children next time!

Stayed 17th March 2016 for 3 nights !!
This lovely little gem of a place has everything you need for a quiet romantic break away with your loved one! The scenery alone was beautiful and what an amazing view to wake up to. The chalet it's self has everything you need and every little detail has been thought of! The location is ideal for those who are looking for a peaceful break and maybe enjoy a nice stroll along the coast !

I know my parents enjoyed their stay so much that they are definitely going to return and have been looking online for spaces there already. They said that of all the places they have gone including holidays abroad they would choose to stay at this chalet over anywhere else.
They said the chalet was beautiful, very clean, with every utensil and item needed to make an enjoyable stay. The views were so beautiful that they rarely left the chalet as they enjoyed the peace and loved watching the ships coming in and out. They also got to see the resident seal on their last day too. They loved their breakfasts at the local cafe too and said how lovely the staff were there.

We stayed in the chalet for a week during Christmas. Kim actually put up a Christmas tree for us and even left gifts for our children under the tree. The location of the chalet is perfect for viewing the beach. Its awesome just to sit and watch the scenery. The becach is excellent for kids with options to play in the sand, rockpooling or just climb the many rocks. The accommodation was setup really well and was equipped with all the basic essentials. No real complaints at all :) We thoroughly enjoyed our stay and would certainly recommend.

Enjoyed my stay - location good for what I needed to do during my visit. Very clean and comfortable and of course a view that couldn't be bettered. I have already recommended to a couple of friends and I do hope to return at some point next year.
May I just make one comment - why is the television in that far corner and not on the wall between the patio doors/window. I could relax on the corner unit and watch it but wonder whether it could be difficult for some people to see clearly from such a distance? Not a criticism just a thought.

In answer to your question about the television and where it is placed. When the television was put in that corner there was a wall light on the wall between the sofa and patio door. We removed the wall light because someone broke it and we decided not to replace it. We did think of moving the TV but on asking other guests the over all opinion was that nobody watched it, preferring to look at the view, read books etc. so we decided to leave it where it is so that it doesn't dominate the room. We are planning to hang a picture on that wall but I haven't yet found one that I like well enough......I also want it to be appropriate for the location. However I do value, and thank you, for your opinion and perhaps we will reconsider the location of the TV. I look forward to seeing you again should you come to stay next year. This was our 2nd visit to this fantastic property and yet again it did not disappoint. The property has everything you need for a chill out or if you prefer a good stroll there are many coastal walks you can do. The weather was kind to us and we had warm sunshine for most of the week. Inside the chalet is spotlessly clean,very well maintained and a credit to its owners. I would not hesitate recommending this place to anyone so if you are thinking about booking then what are you waiting for. We are already looking forward for a return visit next year.

Lovely chalet everything you need with great views

This is the second time I've stayed at this lovely chalet and my son (3.5yrs old) and i had a fabulous time. The chalet is kept in immaculate condition and has everything you need for your stay. It's location is perfect right at the end with parking very close at hand. The view is great, especially in the evening with a glass of wine to watch the sunset. Kim the owner is not only helpful she one of the nicest people you could wish to meet. My son spent loads of time on the beaches just a stones throw away, but it would also be ideal for people who like walking. There is a small friendly shop and a cafe that does a great cooked breakfast. I would definitely recommend this property and location to friends and I will hopefully be returning soon.
