Hidden in the beautiful Seaton river valley, Jopes Mill is an 18th century watermill, with its waterwheel and internal machinery still intact. Its conversion to provide luxury 2 bedroom and 2 bathroom accommodation was completed in the Spring of 2020, preserving its original features and making it a truly unique place to stay.

On the ground floor the beautifully lit mill machinery provides a spectacular backdrop for the dining room, with access to a private terrace overlooking the garden and river. The neighbouring kitchen is newly fitted with dishwasher, washer/drier, fridge/freezer, etc. On the first floor the lounge has two pairs of original millstones and an oak beamed ceiling, with a wood burning stove and a plentiful supply of wood.

The first-floor bedroom is double height and can be arranged with a king size double bed or two small singles – it has a skylight which floods the room with light. The second-floor bedroom has a king size double bed and the original roof beams, with views down to the river and up into the woods. There is a sofa bed in the lounge for additional flexibility. There is a bathroom with a shower on the first floor and a further bathroom with a bath on the second floor.

Visitors to Jopes Mill and Lodge have unlimited private access to 5 acres of riverside gardens and woodland, including 400 meters of the beautiful River Seaton. Whether you want to take a stroll around the many paths and lawns, build dens in the woods, have camp-fires in the fire pits, or just sit and watch the river go by, this is the perfect setting. At the end of the garden is a 50 metre long waterlily lake which is in bloom through until September.

Jopes mill is only 3.5 miles from the beach at Seaton - it's a beautiful walk along the river to the sea. Looe is 10 mins away by car and Polperro 20 mins. Looking inland Bodmin Moor is only 15 mins away. There is a huge range of things to do in the area, from spectacular coastal walks to National Trust houses and gardens. For all its beauty, SE Cornwall is less well known, and less busy, than many other parts of Cornwall.

The mill has superfast broadband wifi and a smart TV, We have carefully selected and tested hotel quality beds with pocket sprung mattresses, satin stripe luxury bedding and lovely soft towels.

For larger groups the nearby Jopes Lodge can be booked at the same time - SimplyOwners reference P217477

Liked · The location was stunning. Bird song and the gentle sounds of the water flowing were just beautiful. Nick and Sally were perfect hosts. The woods surrounding the Mill were perfect for making a den and having a firepit on the lawn by the river at night was a great place to have dinner and toasted marshmallows. Thank you so very much for the wonderful welcome of milk, stunning apple juice and best of all, the home made scones with clotted cream and jam!

Jopes Mill 5**

By Ersan on 18-Feb-2022

· Jopes Mill- What a lovely and absolutely stunning place to stay. I came here with my wife and 2 kids for a little break away from the busy London life to a peaceful retreat. It is located near the A38, which was convenient to drive into Looe and St Austell. We were also able to drive to Morrison, which was about 7 minutes away. Both Nick & Sally were welcoming. Sally greeted us on arrival with some freshly baked scones (my children found them very delicious!) and gave us a tour of the house. The booklet left with information was very useful and informative. I would definitely recommend Jopes Mill to anyone who is looking for a place to stay in Cornwall.

The property was absolutely stunning. We cannot fault our stay at Jopes Mill. Nick was very welcoming and left us to it but would have been on hand if we needed any info. We were greated by Nick who gave us a tour around the property and also gave us an info booklet with all the local places that would be helpful during our stay. As well as suggestions of places to dine and visit. We even had a complimentary cream tea waiting for us on arrival. We were blown away by the garden/grounds of Jopes Mill. The river, the patio/bbq area, the fire pit, the water Lilly pond were all so well kept and beautiful! We wish we had more time to spend at Jopes Mill. We hope to visit hear again soon. And i would recommend Jopes Mill to anyone wanting to visit Cornwall.
