Getting Ready for the Booking Season
February is a key preparation month before spring and summer demand begins to pick up. Now is the ideal time to review your pricing and availability, as opening your calendar early can be crucial to securing peak-season bookings. Preparing in advance for Easter and the summer holidays, significantly increases your chances of attracting enquiries and confirmed bookings.
It’s also the perfect time to refresh your listing - small updates can make a big difference:
- Updating photos with light, bright, and seasonal images
- Refreshing your description for the year ahead
- Highlighting popular features such as WiFi, pet-friendly facilities, pools, or EV charging
- Updating reviews to show that your property has been recently enjoyed by guests
We’ve noticed that some listings still reference offers for July/August 2025 in their titles, which can be off-putting to potential guests. It’s well worth taking a moment to review your advert to ensure everything is current and relevant. Helping to keep listings fresh and accurate allows us to present Simply Owners properties at their very best. We’re pleased to announce last month that Simply Owners now integrates with Supercontrol, making it even easier to manage your holiday property. If you use Supercontrol, you can now sync your availability seamlessly, helping keep calendars up to date, reduce manual admin, and avoid double bookings - saving you time as the busy season approaches.
Industry News
Great news for English and Welsh properties from PASC this week, Short-term rentals will be exempt from the MEES Scheme, and will not have to achieve a Minimum EPC C rating as had been proposed. The proposal had also included that properties that did not achieve a level C would have to have spent at least £15,000 trying.

The Welsh Revenue Authority have also been in touch this week, to let us know that: The Visitor Accommodation (Register and Levy) Etc. (Wales) Act 2025 became law in September. From autumn 2026, anyone taking bookings for overnight stays in Wales must register with the Welsh Revenue Authority. They've asked us to get in touch with our Welsh owners to let them know that they can register here: gov.wales/registeryourplace.
