Easter ideas

Easter is a wonderful opportunity to create a memorable experience for your guests with just a few simple, low-cost touches. How about adding small seasonal details such as a bowl of chocolate eggs, a simple Easter wreath on the door, fresh spring flowers, or a handwritten “Happy Easter” welcome note to make guests feel truly valued. 
A small treat on arrival, a few child-friendly Easter activities like printed colouring sheets or hidden eggs, or even highlighting nearby Easter events and spring attractions in your listing description can make a big difference without significant expense. These thoughtful gestures not only enhance the guest experience but can also help generate better reviews and stronger emotional connections with your properties over the holiday period, encouraging return visits.

Becky recently attended the Host Planet Roadshow in Cornwall, where it was encouraging to see a noticeable shift in conversations around the short-term rental market. There is a growing recognition within government of the vital role tourism plays in supporting local economies and communities. It was fantastic to hear more balanced discussions around the benefits that STR hosts bring to the area, with the hard work of locals such as Katie Warren, alongside national associations such as PASC and STAA. We’ll continue to stay informed of these important conversations and keep you up to date. 

Zeal Tax

Did you know that you may be able to claim back an 'extra' level of tax? One of our owners Kate has followed the link and had a successful claim. Here's what she had to say:

I read the article about Zeal helping Holiday Let owners with making a Capital Allowance claim and almost disregarded it as I have always thought I was pretty ‘on it' when it comes to reclaiming tax. I’m so glad I read on; after a few months and a very easy process in which Zeal did all the work, I have a very substantial tax allowance which I can offset against future property income tax liability. It’s not the sort of day to day taxable stuff - it’s the fabric of the property that you can claim for e.g. Kitchens, bathrooms, water and heating systems, carpets, floor coverings etc and is something most Accountants don’t know about. Zeal send a Surveyor to assess what is claimable and then prepare a report and submit the claim to the Inland Revenue on your behalf. Once approved, they then adjust your tax return according to the outcome. It’s so straightforward and very lucrative that I kept thinking there has to be a catch, but there wasn’t! Obviously there is a fee to Zeal but usually that can be funded from the rebate from the most recent year’s tax payment. I paid no tax on my Airbnb earnings in January this year and probably won’t have to for another 2-3 years. If you are hesitating, my recommendation is make the call - you could be very happy you did!

We want to reassure you that nothing is changing unless you want it to, there will be no obligation to use the system and no additional charge for doing so. 

There are no hidden catches. We're not changing our business model, no commissions will be charged.

You’ll be able to use your own Stripe or preferred payment service provider (PSP) account, meaning you remain fully in control of your listing, your availability, and your pricing at all times. Our goal is simply to offer you more flexibility and choice.

We're hoping this will be up and running within the next month!
